Establishment of condominium ownership

Story ownership is a special form of co-ownership. It is the co-ownership share in a property that gives the co-owner the special right to use certain parts of a building exclusively and to develop them internally. The rooms must be self-contained and have their own access. Accordingly, the right referred to as condominium ownership always comprises two components:

  • a partial ownership right (quota) to the entire property in the manner of co-ownership and
  • a right of use of individual parts of a building, which is inseparable from the co-ownership share.

The condominium ownership is established by registration in the land register.

Regulations of the condominium owners association

Each condominium owner may request that regulations be drawn up for the administration and use of the condominium and that they be recorded in the land register.

Public notarization

Public certification is a formal requirement for the establishment of condominium ownership and its modification.
