Notarization and public certification

Notarization

Notarization of signatures is a formal requirement for registration in the land register. The signature/s must be certified. Notarizations are issued by notaries, Court of Justice, the municipalities or the Office of Justice.

If, in the case of an official certification abroad, there are doubts about the factual or local authorization of the certifying person, the Office of Justice (Land Registry Division) can demand a superlegalization or an Apostille. In the case of a registration by a public authority, the official certification is not required.

Public certification

Public certification is the determination of the mutual concordant expression of will by the notary public. It is the formal requirement for contracts for the creation and modification of condominium ownership.
